We are pleased to welcome you to our holiday flat ‘Granello di Sabbia’ and would like to give you a warm welcome!
We like to rent in an atmosphere of mutual respect and are aimed at a group of friends or families of up to 6 people who would like to spend time together in a pleasant environment and warm atmosphere.
The flat has been renovated with the utmost care and equipped with every comfort to offer our guests an unforgettable stay. Therefore, these house rules give an indication of how we prefer to treat the holiday apartment and its inventory and hope that you will agree and respect them. In this way, we can continue to offer the greatest possible service to all guests.

On arrival
Check-in always takes place between 16h - 18h. We ask the tenant to give a more precise time of arrival a week in advance to ensure everything runs smoothly.
The landlord checks the apartment on arrival and informs the tenant if anything is not in order in terms of damage or inventory.
Furnishing
All furniture has been carefully selected to accommodate you as comfortably as possible. Therefore, we ask you not to move it between different rooms to avoid unnecessary damage and wear and tear on the furniture and walls.
Coasters are provided to put hot pots and pans on the dining table. Tablecloths and placemats are also provided.
We ask you not to move indoor furniture outside; this also applies to television and audio equipment. Of course, you can eat outside on the terrace and use crockery and cutlery.
Please do not open rooms or cupboards that are locked, the items stored in this area are provided for private use.
Other than that, you may use all items that are in or belong to the holiday home. In all cupboards and drawers you will find a list to help you find and put back your belongings. We ask you to treat the flat and its contents with care so that future guests can also enjoy this beautiful place.
Wireless internet (WIFI + amplifier) is available in the apartment, the use of the internet during the rental period is free of charge and entirely the responsibility of the tenant. All internet traffic is registered on our IP address, illegal downloads are prohibited.
Only and always use the linen with which the beds are made on arrival. Should you fail to do so, cleaning costs for pillows, duvets and mattresses may be charged. Bed linen does not have to be removed on departure.
Please do not throw objects into the toilet that do not belong there (nappies, wet wipes, sanitary towels, tampons, but also no fat or food) to prevent clogging.
The combination oven, fridge and freezer are left tidy and cleaned by the tenants. Kitchen utensils are cleaned and returned in an orderly manner.
It is forbidden to use a deep fryer, gourmet or fondue in the flat. Grease residues are never poured into the sink or toilets.
If you use the dishwasher, we ask that you rinse the dishes sufficiently in advance so that food residues do not remain in the machine. The dishes must also be emptied and clean on departure.
A washing machine is provided and can be used freely. Here too, hygiene must be respected and the machine must be left clean on departure. Animal blankets and heavily soiled clothes are strictly forbidden to be washed in the residence's machines. Maximum capacity of the washing machine is 9kg.
Also, do not forget to remove or bring back your brought food from the fridge and freezer.
The holiday flat can comfortably accommodate a maximum of 6 people. No more people may use the holiday flat than stated in the written booking confirmation. In case of infringement, access to the holiday flat may be denied. Also, the flat may never be sublet. If you rent the flat for a certain period, it is assumed that you and the group will use the flat for that entire period.
The tenant remains the main person responsible for the holiday flat during the stay and must inform his or her co-occupants of the house rules.
The owners are authorized to put an end to any stay if the group is clearly intolerant or does not comply with the house rules and good neighborliness, without reimbursement of the rent paid.
The owner may enter his property at any time for (urgent) interventions concerning the interior installations and heating without the tenant's consent. The owner is obliged to respect the privacy of the tenants.
Eco-friendly
As electricity, water and central heating are included in the rent, we ask our guests to treat them like good housekeepers. Electric cars and other vehicles may not be charged from the holiday apartment's electricity grid. Excessive consumption will be charged.
If you leave the holiday apartment during your stay or on departure, please remember to close windows and doors carefully at all times.
We ask tenants to sort their rubbish properly and remove all rubbish at the end of their stay. There are a number of environmental points near the property where you can deposit residual waste, paper/cardboard, PMD and glass. No specific City of Koksijde rubbish needs to be provided when you bring it to an environmental point. Please note: residual waste can only be deposited in bags of max 30 liters (0.50€ payable at environmental point).
Final cleaning is included in the rental price. However, we do ask you to leave the flat tidy and broom clean. Used equipment (kitchen appliances, sanitary facilities, etc.) must also be left clean. Cleaning equipment is available on site in the cupboard. The additional number of hours needed for cleaning due to an abnormal level of dirt or disorder will be charged and deducted from the deposit.
Rules of life
It is strictly forbidden to smoke in the holiday flat. Cleaning up cigarette butts will also be charged.
Animals are not allowed.
Bicycles or other two-wheeled vehicles as well as children's walking bikes are not allowed in the apartment. They can be stored safely in the garage.
The holiday flat will not be rented for bachelor parties or other parties.
Out of respect for the neighborhood and local residents, we ask you to avoid noise between 10pm and 8am. Night noise can be fined by the police.
Fire safety and emergency procedures
The house is equipped with the necessary fire detection. A fire blanket and fire extinguisher are provided in the kitchen under the sink.
A first aid kit is provided in the flat.
Own electrical appliances must be technically sound and must not overload the electrical system.
There is no fixed telephone in the building, so it is advisable to carry a mobile phone. A list of necessary and useful numbers is available with the household regulations.
Keeping fireworks in the apartment and lighting fireworks around the apartment is strictly prohibited. Making a campfire or other form of open fire around or inside the flat is also not allowed.
Lighting candles and tea lights in and around the apartment is not allowed.
Damage
Please inform us as soon as possible and within 2h after check-in if items are missing from the inventory. Let us know if you need help. Our phone number is present in the holiday flat , so we can solve any problems quickly. We are also at your disposal for information in case of questions about the house or excursions.
Nobody will willfully damage anything in the apartment, yet it can happen to anyone that something breaks. We would very much appreciate it if you would inform us of any damage as soon as possible so that we do not discover it only after your departure. The apartment is always checked for defects and missing items before new guests arrive. They too should be able to enjoy a comfortable holiday.
Tenants are liable for damages caused by them, co-tenants or guests. Costs for this inflicted damage will be deducted from the deposit. Missing or damaged items or (bath, bed or kitchen) linen will also be charged.
The owner is not responsible for accidents, theft, loss or damage inside or outside the holiday apartment as a result of your stay.
The tenant is jointly and severally liable for all loss and/or damage to the flat, its furnishings (inside and outside), if it results from acts or omissions of yourself or third parties who are in the apartment with your permission.
On departure
Departure from the holiday apartment must take place on the last day of the rental period at 10 a.m. at the latest.
The collection and return of keys is agreed between the tenant and the landlord. The loss of a set of keys must be reported immediately. Loss of keys and possible replacement of locks will be recovered from the tenant.
