General conditions


By booking the holiday flat ‘Granello di Sabbia’, you agree to the following rental conditions. Please read them carefully when booking.

These general conditions apply to the holiday flat located at 8670 Koksijde (Sint-Idesbald) - Wulpstraat 11 bus 0102. Deviations from these conditions are only possible with the prior and written confirmation of the owner. This written consent is stated on the booking confirmation. The tenant can therefore in no case claim the application of his own general terms and conditions, if any.

The holiday flat ‘Granello di Sabbia’ is suitable for stays of up to 6 people and comprises;

  • Separate toilet
  • Bathroom with large walk-in shower, towel radiator and washbasin


  • Room 1: bedroom furnished with 1 double bed (180 x 200 cm box spring type), pillows, duvet with bed linen, built-in cupboard with shelves, curtain and roller shutter
  • Room 2: bedroom furnished with bunk beds (90 x 200 cm), pillows, duvet with bed linen, built-in cupboard with hanging space and shelves, curtain and roller shutter
  • Room 3: bedroom with bunk bed (80 x 200 cm), pillows, duvet with bed linen, cupboard Balcony/terrace

The entire flat is heated by gas central heating with thermostatically controlled radiators. Wifi and amplifiers are available.

The flat is also equipped with the necessary smoke detection.

A security camera was installed in the stairwell of the building. We guarantee the privacy of our guests at all times.


The tenant can book via the website, via email or via a booking platform. Any method of booking is binding. With the recording of a booking order, the general terms and conditions come into force. The client of this booking is jointly and severally liable for compliance with the booking steps and the rental conditions.

Direct bookings are confirmed by the owner by means of a booking confirmation. Bookings via online booking platforms follow the rules of the site.


Cancellation by the tenant

The booking is non-refundable. Only in exceptional cases can the lessor decide to refund the amount paid (or part of it). The tenant must inform the lessor in writing or by e-mail of the reason for cancellation. The tenant is free to take out cancellation insurance with an insurance company of his choice. The associated costs shall be borne by the tenant.


Cancellation by the lessor

If circumstances force the owner to cancel the holiday apartment already rented due to force majeure (fire, vandalism, flooding, etc.), the tenant will be notified immediately and the owner will refund the amount already paid.


Acceptance in good condition

The landlord offers the holiday flat and the tenant accepts the property in the condition it is in: in good repair, safety, hygiene and habitability, in accordance with applicable laws and decrees.


Destination and use

The holiday flat is exclusively intended for occupation on a seasonal rental basis. The tenant cannot make this flat his main residence. Any change by the tenant to the destination or use of the property is not permitted.

The flat may never be sublet. The tenant is not allowed to transfer his rights. If you rent the flat for a certain period, it is assumed that you yourself and the group will use the flat during that entire period. Splitting a holiday period with a second group is not allowed, especially without prior consultation with the landlord.

It is not allowed to occupy the apartment with more than the stated maximum number of people. If this number is exceeded, 25% of the rent will be charged and deducted from the deposit. Children under the age of 3 are excluded from this provision. Neither are tents, caravans or motorhomes allowed.

 

The contract in question was concluded for the period indicated. The tenant has no right to the holiday flat outside this period.

Before move-in, the flat is fully cleaned by the landlord and presented to the tenant in a tidy condition. When leaving the apartment, the holiday flat should be delivered in a clean condition (tidy & broom clean). The final cleaning will be borne by the landlord. This assumes that the tenant puts everything back in its place before departure if necessary, the dishes have been washed and all used household appliances and sanitary facilities have been cleaned. We also expect the tenant to leave the beds as he found them. The bed linen does not have to be taken off on departure and may remain on the beds. If these conditions are not met, additional cleaning costs may be charged.

The landlord undertakes to treat the rented property and its contents in all situations with due diligence. This includes closing windows and doors during wind/rain, locking the flat when absent, and normal (reasonable) consumption of water, electricity and heating. Excessive usage will be deducted from the rental deposit paid. Electric cars and other vehicles may not be charged from the holiday apartment's electricity grid. Excessive consumption will be charged.

Payment and conditions​

A reservation is made via our website (www.granellodisabbia.be), email or via a booking platform. The reservation only becomes final once the full stay has been paid. For all bookings, 100% of the rental price + the deposit (€ 500,00) must be paid into account IBAN BE60 7380 4846 6070 in the name of Granello di Sabbia, indicating the name and period of the stay. On receipt of payment, the tenant will receive an e-mail confirming the reservation.

 

The rental prices mentioned on the website or booking platforms are subject to errors.

This price includes the following charges (unless otherwise stated)

  • Rental of the holiday apartment
  • Final cleaning
  • Bed linen, bath linen and kitchen towels
  • Household set (toilet paper, dishwasher tablets, washing-up liquid, dishcloth, sponge)
  • Wifi access
  • Consumption of water, gas & electricity
  • Tourist tax
  • Environmental contribution: 10,00€/stay

The landlord's obligation to provide access to the property is deferred until the rent is paid in full.

A copy of the guests' identity card and credit card must be forwarded before the start of the stay.


Cancellation conditions

Any cancellation must be communicated to the landlord by e-mail.

If the tenant wishes to cancel for any reason, the following costs will be charged:

        Cancellation more than 3 months before the start of the rental period:

      • 100 euro.

        Cancellation between the 90th and the 60th day before the start of the rental period:

      • 25% of the rental price

        Cancellation between the 59th and the 30th day before the start of the rental period:

      • 50% of the rental price.

        Cancellation less than 30 days before the start of the rental period:

      • 100% of the rental price.

 

If the tenant does not use the holiday apartment or leaves it before the end of the rental period, no refund will be made.

The tenant may take out cancellation insurance on his own initiative.

The landlord reserves the right to cancel the rental agreement if the personal details provided are incorrect.

If the stay cannot take place due to measures imposed by the Belgian government or another authority, the booking will be rebooked free of charge, in consultation with the lessor, to another available period and formula (weekend, long weekend, midweek, week, etc.). The sums already paid for the original booking will be deducted from the applicable rental price of the new chosen period and formula.

A change or cancellation by the tenant must always be notified in writing or by e-mail, stating the name and rental period. The lessor will send a confirmation by email of the change or cancellation within 7 days.


Rent guarantee

 

  1. To ensure the proper completion of the rental contract, the tenant shall pay a rental deposit of 500 € to the landlord before being allowed to occupy the property. Payment is made by bank transfer together with the payment of the reservation. The deposit will be offset against any costs incurred at the end of the stay and refunded by the owner within 14 days. 
  2. The landlord's obligation to provide access to the holiday flat is deferred until the rental deposit has been paid in full. If payment is not made, the agreement will be considered terminated on the effective date. The rental deposit is completely separate from the rent to be paid.
  3. After the rental period, this deposit can be used to settle any consumption costs and any shortcomings (see also house rules). Any damage established by us will be transferred by e-mail to the person responsible for the booking. This (legal) person is also responsible for the full compensation of the damage.
  4. If no damage was caused, this rental deposit (minus any consumption costs to be charged) will be refunded by the landlord within 14 days of the stay.

Liability

 

  • The tenant is liable for damage to the holiday apartment caused by himself and/or his travelling companions and/or visitors. The tenant is responsible for all forms of damage including to household effects as determined by the landlord at the end or after the rental period.
  • The lessee is responsible for the flat during the rental period. He undertakes to keep the flat neat and clean. It is recommended to check whether your own third-party insurance (the ‘familiale’) provides cover for a stay in a holiday flat.
  • We accept no liability to tenants for:
  1. . physical injuries that happen to you in and around the flat during your stay
  2. material damage to your property during your stay
  3. theft of your property during your stay 

The tenant is responsible for theft of and damage to contents if the theft occurs without traces of forced entry. In case of theft without signs of forced entry, e.g. by not locking windows and doors in your absence, the tenant is liable for the damage suffered.

  • Under no circumstances is the landlord liable and responsible for any damage caused to all persons or movable property involved.
  • All damages must be reported by the tenant to the landlord before departure.
  • If there is no damage, the rental deposit will be refunded by the landlord to the tenant via bank account within 14 days of the expiry of the rental contract, after offsetting any charges or expenses.
  • The owner cannot accept liability for damage caused by natural forces, natural disasters, nuclear disasters, attacks, strikes, acts of violence and collision with an aircraft or parts thereof.
  • All booking agreements and subsequent arrangements are governed by Belgian law. All disputes relating to this agreement shall be settled by the competent court in Veurne.

Varia

 

  • Any printing errors in this contract, our website or other forms and documents are subject to change.
  • The lessor reserves the right to make changes by means of errata. 
  • The separate house rules are an integral part of this rental agreement.
